Marketing For The Home Builder
So for example, if the lot you are considering is 50 feet wide and you now have a 5 foot side garden setback, that means you have to take off 5 toes from each side leaving you 40 actual feet for the width on the town foundation. This is an issue also for a City lot where you'll probably decide a side garage.

3. Are there height restrictions in the area? What is the maximum height in the roof from grade (amount of the land) that you can build? May be an issue for a larger 2 story plan which includes a steep roof line.

7. Executive. More and more Advises and Provinces are requesting engineering reviews on plans before they are going to issue building permits. If you realise land that may be of interest to you, research the local Building Department and listen to if structural or civil engineering becomes necessary. Better to find out now before you already have plans accomplished that can't be engineered for any zone.

There are lots of variables in the owner/builder approach, especially if things may not be thought out correctly or done in the specific order. I have seen too many clients spend thousands of dollars on "dream plans" just to have them restrict where they can find land, are too large for the lot people found, or just don't benefit from the views, slope of the land, area etc. and wind up either getting new plans or stopping altogether.

I are not saying that if you have a set of drawings done you cannot find the perfect lot for them or that there is done something wrong. What I am suggesting, is that it would be easier and more prudent in the early planning stages to have finding land as this priority before plans and increase your success for a great new home building experience.
